What are home measurement services?

A floorplan service is just what it sounds like: Based on what you need, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures your home or property with a measuring tool — generally a tape measure or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services required?

Tax records frequently reflect inaccurate square footage because the values can come from several sources, and sometimes go unverified — meaning you may be paying for more space than you have! Unless a certified appraiser has performed a recent appraisal or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a property

A home floorplan service will ensure that you're paid fair market value for your home. Area is one of the biggest factors potential buyers examine when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for.
